Movers in Royal Gardens: what we know about moving here

No one housing type carries Royal Gardens. Detached houses account for a plurality of the homes, but low-rise apartments, row houses and a real share of homes in buildings of five storeys or more sit alongside them: four different kinds of front door, and four different kinds of moving day. A crew working here can be holding a loading bay on one job and reversing onto a driveway on the next.

Tenure splits nearly as evenly, a small majority owned and the rest rented, so possession days and lease ends both appear on the calendar. The practical consequence of a mix like this is that no two Royal Gardens jobs are prepared the same way. Where the address is a building of five storeys or more, the elevator and the loading zone are worth booking with the building before the date; where it is a detached house, the only access question is how close the truck can get to the door.

The figures below are drawn from the southwest Edmonton communities that ring Royal Gardens.

Moving costs around Royal Gardens, by the numbers

Fifty-three communities make up that ring, and 199 completed residential moves have been logged across them, Garneau, Haddow, Terwillegar South, Chappelle, Blue Quill and Brander Gardens included. The size split out there is 69% small, 26% medium and 5% large. The middle job took 4.75 hours on site and came to $867 with tax in, with half of the work priced between $469 and $1,585. That is a broad band for one figure to carry, which is what pooling every size of home into a single median does.

How much does it cost to move in Royal Gardens?

The median residential move across the southwest Edmonton communities around Royal Gardens is $867, total cost with tax, and half of those 199 jobs fell between $469 and $1,585. The rate is hourly and follows the number of movers and the size of truck the job needs; the agreement states it before the crew starts.

  • Is an apartment move in Royal Gardens different from a house move?

It is a different day at the same hourly rate. Around a quarter of the homes here are low-rise apartments and roughly one in nine is in a building of five storeys or more, so an apartment address usually begins at a shared door, with a lift to book, a loading zone to hold and a corridor to walk, while the 44% that are detached begin at a driveway. Neither is priced differently; the difference shows up in hours.

  • Why do moving costs in Royal Gardens vary so much?

Because one median has to cover four kinds of home: half of the 199 nearby moves landed between $469 and $1,585, and that band stretches from a one-person suite to a detached house with a basement. The hourly rate does not change between them. The hours do, and the hours follow the volume, the flights of stairs and the distance from the door to the truck.

  • Do I need a permit to park a moving truck in Royal Gardens?

Only where the truck has to occupy the roadway. Edmonton issues an On-Street Construction and Maintenance permit for that and charges no fee for it under the current schedule, but it is not same-week paperwork: the City asks for a minimum of 6 working days on low-impact work such as a move, and 10 working days for anything heavier. A driveway or a legal space at the kerb needs nothing.

  • How long does a move in Royal Gardens take?

The middle job across the 199 moves in the surrounding communities ran 4.75 hours on site, and half of them took between 2.5 and 7.63 hours. That is a wide spread around a half-day figure, and it reflects a set that pools suites with full houses. Because the rate is hourly, those hours are what the total is made of.

Royal Gardens neighbourhood guide for moving day

Mixed housing means the preparation changes job to job. Roughly one home in nine here is in a building of five storeys or more, and for those addresses the lift and the loading area want booking with the building ahead of the date; for the detached and row-house share the question is instead how close the truck can get to the door. Edmonton covers a truck standing on the roadway with an On-Street Construction and Maintenance permit. It carries no fee under the current schedule, takes on the order of 6 business days to process, and the City asks for it a minimum of 6 working days before low-impact work starts.

Figures come from Cactus’s own completed residential moves (business and high-frequency accounts excluded) and from official municipal open data; they are medians and quartiles, never averages, every published figure rests on at least five moves, percentages are rounded, and all-time counts are floors because some older pickup and drop-off addresses were never geocoded.
