Movers in Legacy: what we know about moving here

Legacy is a southeast community still building out, and its housing has not settled into one shape: roughly two homes in five are single-detached and a little over a third are apartments. So a job here might start at a garage and might start at a building entrance, and those are two different days. Most of the homes are owner-occupied, which puts more of this work behind a possession date than a lease end. Not all of it, though. Whether a lift has to be booked is a real question on a good share of the bookings rather than a formality.

What our own record adds is that the work here is compact. Sixty-eight per cent of Legacy moves are graded small against 60% across the southeast communities around it, and the middle job runs 4.25 hours on site with a crew of two. The four cards below split those jobs by the size of the home, which is the honest way to read a single $814 median that otherwise has to cover a one-bedroom apartment and a four-bedroom house.

Legacy neighbourhood guide for moving day

Legacy is still building out, and the mix of homes is what decides a moving day here rather than the size of the community. A large share of the housing is apartments, so on those jobs the lift and the loading area are worth booking with the building before the date; the rest are front doors and garages, where the question is where the truck can stand. If it has to hold the kerb lane, Calgary wants a Street Use Permit, stated at $31.50 a day for shorter-term use with the temporary no-parking permit included in that cost. It asks for at least 5 days' notice, so raise it when you book rather than on the morning.

Legacy moving costs, by the numbers

Over 70 residential moves are behind this band, counted whenever the truck either filled up or emptied out at a Legacy address, and 41 of them happened in the last twelve months. Hours and crew size rest on 71 jobs; the 62 that closed with a settled invoice are what the price figures describe. Those are totals with tax rather than hourly rates, so they can be read straight across to the wider southeast band below.

What a move in Legacy actually looks like

Four sizes of move, cut out of 71 completed residential jobs in Legacy. Another 25 were storage runs, container loads and part-home jobs whose paperwork records no bedroom count; they belong to none of the four.

$503 is the median one-bedroom move in Legacy, drawn from 15 of them, and the middle job is finished in 3.25 hours with two movers and one truck. Half ran between 2.63 and 4.5 hours; stairs, whether there is a lift, and how far the truck can park from the door are what move a job inside that band. The load is a bedroom, a living room and a kitchen's worth of boxes, with the bed frame usually the only piece that needs both movers at once.

A two-bedroom move in Legacy is still a two-mover, one-truck job, and it is the size we have handled most often here: 24% of the work, with 17 priced jobs behind a $932 median. The middle day runs 5.25 hours, half of them between 3.75 and 6.5, which is a couple of hours more than a one-bedroom for a second bedroom's worth of furniture and boxes. Half of those 17 landed between $768 and $1,352.

Three movers, one truck, a $1,087 median across 12 moves and 6.25 hours on site in the middle, which is a working day rather than a morning. This is the widest band of the four: half of those 12 fell between $900 and $1,706, because at this size the garage and the basement decide as much as the bedroom count does. A walkthrough before the date is worth more here than at any other size on this page; it is what says whether the day lands near the bottom of that band or the top.

This card is not about Legacy. Fewer than five four-bedroom-plus moves have been completed inside the boundary, so the figures come from the southeast Calgary communities around it: 65 moves at that size, a $1,831 median and 7.5 hours on site with four movers. Half ran between 5 and 10 hours, and half of the prices fell between $1,148 and $2,758. The hourly rate is the same one every other job is billed at; what makes a day this long is how much of the house is packed before the crew arrives.

Fewer than five moves of this size here, so these figures come from Southeast Calgary, across 65 moves.

How much does it cost to move in Legacy?

The median local move in Legacy costs $814, total with tax, and half of the 62 priced jobs we have closed here fell between $483 and $1,161. The four cards above split that single median by the size of the home, which is where the more useful figure sits.

  • What does a one-bedroom move in Legacy cost?

$503 is the median one-bedroom move in Legacy, from 15 of them, with half landing between $398 and $872. That is typically two movers, one truck and 3.25 hours on site. A two-bedroom runs $932 and a three-bedroom $1,087, so the size of the home moves the bill far more than the address does.

  • How long does a move in Legacy take?

The middle move in Legacy takes 4.25 hours on site, measured across 71 completed jobs, and half of them ran between 2.75 and 6.13 hours. Because the rate is hourly, that spread in time is also the spread in the bill. A one-bedroom sits nearer 3.25 hours and a three-bedroom nearer 6.25, which is exactly why the cards above split them.

  • Does the time of year change what a move in Legacy costs?

No. The hourly rate is the same in every month, so no date in Legacy is priced differently from another. What moves with the calendar is how much work we do here: April, July and September are the three busiest months in our own Legacy record, against an August peak across the southeast communities around it. The size of the job, not the date on it, is what changes the bill.

  • Do I need a permit to park a moving truck in Legacy?

Only if the truck has to occupy the road. Calgary issues a Street Use Permit, stated at $31.50 per day for shorter-term use, and the temporary no-parking permit that goes with it is included in that cost. Apply at least 5 days ahead for a residential move, and expect ParkPlus fees on top if the restriction falls in a paid parking zone.

  • Is a move in Legacy more expensive than in the communities around it?

Slightly. It is $814 here against $788 across the 25 southeast Calgary communities in the comparison set, on an identical 4.25-hour median day. The difference sits at the far end rather than the near one: half of Legacy's jobs fall between $483 and $1,161 where the wider set reaches $1,274. Neither figure is a quote; both are medians of work already completed.

Moving to Legacy, or out of it

Legacy is a community people are still arriving in: 43 of the moves attributed to it were inbound and 24 outbound, 61% against 34%. Two thirds of the homes here are owned, so more of those arrivals follow a possession date than a lease end, which is fixed weeks ahead with little slack around it. In a community still building out, a fair share of them are first moves into a home nobody has lived in.

A move out of Legacy most often ends somewhere in the ring of southeast communities beside it, and Walden is the neighbourhood these jobs most often run to or from. Whichever direction yours goes, the crew, the truck and the hourly rate are the same; what changes is which end of the day needs the parking sorted out first.

Figures come from Cactus’s own completed residential moves (business and high-frequency accounts excluded) and from official municipal open data; they are medians and quartiles, never averages, every published figure rests on at least five moves, percentages are rounded, and all-time counts are floors because some older pickup and drop-off addresses were never geocoded.
